1 Initial Consultation

- Determine your needs and priorities
- Review “Agency” choices and select appropriate working relationship
2 Determine Property Value
- Your Homesale agent will compile comparable homes into a report (CMA)
- Review the CMA in detail with your agent and set listing price
3 Design and Implement Marketing Plan
- Complete home enhancement recommendations
- There are a number of different ways that an agent can drive traffic to view your home such as:
- Multiple Listing Service (MLS)
- Marketing to other real estate professionals
- Signage
- A dedicated property webpage that formats & functions on any device
- Syndication across thousands of websites for maximum exposure
- Social Media Posts
- New Listing targeted digital advertising that will appear on Facebook and Instagram as well as premium websites/popular mobile apps such as CNN, The Weather Channel, ESPN, and more
- Open House Events & Open House targeted digital advertising that will appear on Facebook and Instagram as well as premium websites/popular mobile apps such as CNN, The Weather Channel, ESPN, and more
- Professionally designed flyer & other applicable marketing materials
- Your Homesale agent will keep you apprised of market conditions, information on your home, & activity on your listing
4 Start Showing Home
- Provide preferred times to show home
- Make sure home is tidy and clean
- Homesale will contact for permission to show
- Homesale agent will provide showing feedback
5 Review Offer & Reach Agreement with Buyer
- An acceptable offer depends on many different things:
- Is the proposed offer near the asking price?
- The time frame of the buyer
- What are the other terms, i.e. inspections, seller assistance, repairs, etc.
- Negotiation of terms and possible counter offers
- Come to an agreement and ratify contract
6 Preparing for Closing
- Deposit of buyer’s earnest money
- Financing Finalized
- Sign Documents
- Title search, preliminary title report to buyer
- Inspections
- Removal of remaining contingencies
- Closing data scheduled
7 After-sale Service
- Help you find your next home, as needed
- Assist you with relocation, as needed

8 Closing Day
